Whether you’re representing buyers or sellers, there can sometimes be confusion over what goes with a house when it’s sold. The latest Texas REALTORS® legal explainer video covers common contract language and three factors courts often use for determining when an item goes with the sale.

I was told by a mentee of mine that it is being taught at a local RE school that unless a tv is excluded now it goes with the sale. IF: it is attached to a mount by screws or bolts rather than one that lifts up and off. I know mounts are to stay with the home but tvs? Those have always been personal property. Some mounts you bolt the tv onto because the tvs are heavy. So I was shocked this was being taught now.
Removing a TV mount would be no more involved than removing curtain brackets. I try to assure both sides are on the same page for the sale. If personal property items are required to stay with the home, it is best to include on a non-realty addendum form.
Very informative video. Thanks so much for posting
